Credit checks can be intimidating but there is no need to hesitate at this step. It is ok if your credit is not perfect. We can work together to create an action plan that will put your credit where it needs to be.

Down payments come in many different varieties. Whether you want to put zero down or 20%, I will show you all your options and compare the benefits. I  also specialize in the VA home loan !

Typical Process

  • GET IN TOUCH

    Meet with me to review your homeownership goals and potentially receive a same day pre-qualified approval. With pre-qualification you can connect with your realtor and start house hunting. ****A pre-qualification is not an approval of credit and does not signify that underwriting requirements have been met.

  • PAPERWORK & PROCESSING

    After our meeting I will work hard to find the right home loan option that is perfect for you. I will then request the specific documents we will need to make the rest of the home buying purchase smoother.

  • House hunting / In CONTRACT

    Enjoy searching for your new home! Use my app to keep all your information on hand as you and your realtor browse the internet, tour houses, and work on finding the house you love.

  • House hunting / In CONTRACT

    If the seller accepts your offer we will lock down your interest rate and obtain your homeowners insurance. As you work with your realtor on the terms of your offer I will get an appraisal ordered and send you disclosures and updated paperwork. This typically happens within 3 days of your accepted offer then you are off to underwriting.



  • NEW HOME OWNER!

The process is complete but the lender support continues

Soon after you get the keys to your new home you will get a letter in the mail from me explaining the upcoming mailers, payments, etc.. I can also complete a 6-month optimal mortgage review to ensure you are in the best possible loan for your current situation.. If anything in life comes up and you think you may need to refinance your loan, call me and we can work through options for your new circumstances.

 
 

Do’s & Don’ts

It is important that your credit and qualification information does not change during the loan processing time to ensure your ability to be approved. Follow my list of Do’s & Don’t from the day you apply until the day your loan closes.

 

DO

Provide your Earnest Money Deposit from your own personal bank account or acceptable gift funds. Please talk to me for additional clarification. This will present a very difficult problem if not managed properly in the beginning.

Notify me of any employment changes such as recent raise, promotion, transfer, change of pay status, for example, salary to commission.

Be aware that a new credit report could be pulled just prior to closing.

Keep originals or be able to access on your employer/bank sites all pay-stubs, bank statements and other important financial documents.

DON’T

Close or open any accounts or transfer funds between accounts without asking me about the proper documentation required for your loan. For example, before transferring all funds from your savings to your checking.

Deposit any monies outside of your automated payroll deposits, particularly cash or sale of personal property. Many guidelines require substantial documentation as to the source of these deposits.

Change jobs/employer without inquiring about the impact this change might have on your loan.

Make major purchases prior or during to closing such as new car, furniture, appliances, etc. as this may impact your qualifying amount.
